Woodfield Development, one of the nation’s leading developers of Class A multifamily communities, and Simpson Housing today announced the opening of Brooking Square, a new 348-unit mixed-use community within Point Hope on Charleston’s rapidly growing Cainhoy Peninsula.
Located at the intersection of Clements Ferry Road and Clements Ridge Drive, Brooking Square is positioned along The Waterline within the Point Hope master-planned community.
Brooking Square introduces a mix of one-, two- and three-bedroom apartments and townhomes designed to reflect the Lowcountry setting, with convenient access to schools, parks, trails, shops and services throughout Point Hope. Leasing is now underway.
“Point Hope is becoming one of the most dynamic new communities in the Charleston region, and Brooking Square allowed us to create something that feels distinctly connected to this area,” said Mike Schwarz, partner at Woodfield Development. “From the architecture and materials to the craftsmanship incorporated throughout the clubhouse and amenity spaces, we wanted the community to feel rooted in the Lowcountry.
“At Brooking Square, every element was considered through the lens of how residents will experience the community day to day,” said Adrienne Hill, Senior Vice President of Marketing, Learning, and Development for Simpson Housing. “The combination of thoughtfully designed homes, inviting amenity spaces and direct connection to everything Point Hope has to offer creates an environment where residents can feel immediately at home and connected to the broader community.”
A defining feature of Brooking Square is its clubhouse and amenity architecture, which draws inspiration from traditional building forms found throughout the South Carolina Lowcountry. Designed by SHAH Architecture and Interiors, the clubhouse is a contemporary interpretation of a traditional pole barn, combining substantial timber framing with modern structural connections and detailing.
The development team collaborated with Lowcountry timber artisan Bruno Sutter of Timber Artisans to execute the structure, incorporating traditional timber craftsmanship and joinery in a contemporary setting. The approach reflects a broader commitment to designing communities around their individual settings, using architecture, materials and craftsmanship to connect new development with the character and heritage of the surrounding area.
Brooking Square offers a resort-style saltwater pool, pickleball courts with covered spectator seating, outdoor lounges and an activity lawn, fitness club, business lounge, dog park and pet spa. Residences feature quartz countertops, designer tile backsplashes, stainless steel appliances, luxury vinyl plank flooring, spa-inspired bathrooms, upgraded walk-in closets and smart-home features.
The community also includes three multi-tenant retail buildings with Allstate & Allstate Financial Services and Wando Veterinary among the confirmed tenants. Additional retail space remains available for lease, further expanding the mix of services available within the growing Point Hope community.
Brooking Square is well positioned for access to many of the Charleston region’s most popular destinations, including Daniel Island, Credit One Stadium, the beaches of Sullivan’s Island, Mount Pleasant and downtown Charleston, placing dining, entertainment, recreation and coastal attractions within easy reach.
The opening comes as Point Hope continues to emerge as one of Charleston’s most significant growth areas. The master-planned community includes residential neighborhoods, schools, businesses, health care services, parks and trails, with approximately 60 percent of the broader property permanently protected as wetlands, marsh, green space, parks and trails.
The community’s development team includes Woodfield Development and Simpson Housing as development partners; Housing Studio as Architect; Seamon Whiteside for Civil Engineering; Design Works for Landscape Design; the interior design team of SHAH Architecture and Interiors, S. Wilkins Interior Design, and Timber Artisans; and CF Evans Construction as general contractor.
Brooking Square is located at 1014 Waterline Street in Charleston. For leasing information or to schedule a tour, visit the Brooking Square website or call 854-269-5787.
