Hanahan’s long-envisioned town center is beginning to take shape. Plans have been unveiled for Blackwells Corner, a new mixed-use development planned for the heart of downtown Hanahan.
Located along a corridor long recognized by residents as the community’s natural crossroads, Blackwells Corner will introduce a walkable, lifestyle-driven hub blending curated dining, retail, fitness studios, salons, and office space across approximately 40,000 total square feet.
The plan calls for six new buildings to join the existing TideLine Aquatics storefront, all connected by a central event lawn and covered outdoor dining areas designed to support year-round community programming in a pedestrian-friendly setting.
Inspired by the legacy of the original Blackwells Hardware, a beloved family-owned store that operated on the site for over 75 years before closing in early 2025, the development carries forward a name familiar to generations of Hanahan residents while pointing toward the city’s next phase of growth.
Blackwells Corner is led by part-time Hanahan local Chuck Woodward in partnership with longtime collaborators Michael Sivel and Jennifer Rinella, whose combined real estate experience spans more than 50 years. The project team also includes SeamonWhiteside as land planner, Bello | Garris Architects as project architect, and Hill Construction as builder.
“Through the city’s resident surveys, it became clear how much Hanahan needs a true town center,” said Chuck Woodward, who is leading the vision for the project. “We see Blackwells Corner as an opportunity to help bring that long-discussed vision to life in a way that truly serves the community.”
The project arrives at a pivotal moment for the fast-growing suburb, located just minutes from Charleston, North Charleston, Goose Creek, and Park Circle. Guided by resident survey feedback and aligned with the City of Hanahan’s long-term vision, Blackwells Corner is intended to establish a recognizable downtown presence while expanding local options for dining, shopping, and social connection.

Pre-leasing is now underway, with early interest already emerging. Groundbreaking is anticipated in early summer 2026, with a projected grand opening in fall 2027.
