Blackwells Corner, set to become downtown Hanahan’s new town center, announced today its first wave of businesses. The lineup brings together a group of local favorites and brand-new concepts spanning wood-fired pizza, coffee, wine and boutique retail:
- Untitled Pizza Co., a wood-fired pizzeria from local chef Jalen Reeves
- Cane Pazzo chef and owner Mark Bolchoz, with a new mercato and wine bar concept
- Kudu Coffee & Wine, a second location of the longtime downtown Charleston coffee bar
- Pineapple House Boutique, expanding from its downtown Charleston home into a larger second location
“Every business here shares what we’re trying to build,” said Michael Sivel, partner in Blackwells Corner. “We weren’t looking to simply fill space. We’re bringing together operators who will give Hanahan the kind of local options residents have told us they want. This lineup reflects exactly that.”
Untitled Pizza Co. brings a wood-fired pizzeria rooted in Neapolitan dough techniques with a New York-style finish, served alongside seasonal small plates. Chef and owner Jalen Reeves, the chef behind the cult pop-up JMB Provisions, builds menus around live fire and local ingredients used in unexpected ways while keeping the classics on hand.
Also joining the lineup is a new concept from Mark Bolchoz, chef and owner of Cane Pazzo, his Hanahan restaurant just across the street. Still taking shape, the concept will be an Italian mercato and wine bar with a working pastificio, where pasta will be made by hand behind a street-facing window for both the new spot and Cane Pazzo. A name and additional details will be announced closer to the opening.
“I’m an eighth-generation Charlestonian, and my wife, Ariana, and I are raising our kids right here in Hanahan,” said Bolchoz. “Opening Cane Pazzo was our way of investing in this community, and Blackwells Corner is a chance to keep building on it.”
Kudu Coffee & Wine will bring its approachable coffee culture to Hanahan in a more refined indoor and outdoor setting. The team behind Kudu had long seen the area’s potential and had been waiting for the right moment to expand. The Hanahan menu will build on its signature offerings, with house-made syrups, specialty drinks and thoughtfully curated wine and craft beer selections.
Pineapple House Boutique will expand from its downtown Charleston shop into a larger Hanahan home, roughly doubling its footprint and offering a wider range of clothing, jewelry and home goods. The boutique is known for its intentionally curated selection of locally made and women-made pieces.
“My business partner, Jennifer Smith, and I were both raised in Hanahan, and we’re raising our kids here, so opening in this community means a lot to us,” said T’Lene Salters Brown, owner of Pineapple House Boutique. “We’ve wanted to bring Pineapple House home for years, and Blackwells Corner is the perfect place to do it.”
Ahead of the fall 2027 opening, an early taste of what’s to come will be available at Blackwells Outpost, a limited-time preview opening this September just down Yeamans Hall Road from the main site. Untitled Pizza Co. will be a fixture there, joined by rotating pop-ups, giving the community a place to gather until Blackwells Corner opens the following fall.
Leasing opportunities are still available, including restaurant, retail and office space. Groundbreaking is anticipated in September 2026, with a grand opening projected for fall 2027.
